We will also provide you with our top tips on preparing for marketing and most importantly, how to increase the value of your home - expert advice from day one!
We will advise of our story, our company ethos, introduce our team, our advertising strategy, what our service includes, fees etc and how we can help. We will then provide you with a formal letter for your records.

Once you have decided to sell, the next step would be to instruct us to market your property.
Once you have formally instructed us, we will then prepare your Agency Agreement for your perusal and signature.
Following that, we will arrange for your ‘For Sale’ board to be fitted, book in the professional photography as well as your legal requirement which is an EPC (Energy Performance Certificate) and floor plan, if required.
Your Professional Photographs and Property
Once our agency agreement has been signed, we will book in a professional photographer to take a selection of internal, external and area shots of your home. First impressions count and beautiful photos draw buyers attention!
In addition to your Photos, we will make a list and prepare the description, bullet point key selling features and enquire about any other additional information you may feel is relevant to your sale.
Once we have all the information together with the measurements, floorplan, EPC and professional photos, we will create your bespoke property particulars which you will have an opportunity to check before we commence advertising.
Our team will be informed of your property before it reaches the advertising stage, they will be aware of your individual situation and also future aspirations of moving (if applicable).

For Sale Board – These have been around for many years, traditional but effective! Available for all to see 7 days a week, 24 hours a day. You would be surprised how many enquiries we receive from people spotting a For Sale board, eye-catching and proud, no matter the weather. Potential buyers will then contact our office to ask for more information.
Office Window - External and internal photographs will be prominently displayed in our office window, in order to optimise exposure. Our office is located within the heart of Nyetimber Village with a fantastic footfall, and our state of the art LED light display can be seen 24 hours a day, 7 days a week.
Registered Buyers – Buyers will call us to register their details and request to go on our mailing list for properties, as soon as we have something that matches their criteria, such as your property we will call them and offer the opportunity to view.
Emails – We send out hundreds of property emails each day to buyers we have registered with your full property particulars.
Post – For buyers who do not have an email address or prefer a hard copy, we will send a copy of your property details in the post, or if they are local, we will hand deliver.
Website – As soon as a property is available, it is loaded onto our website for the world to see! The advert will include all the property photos, room measurements, bullet points, description, EPC and Floor Plan.

Your Viewing Feedback
We realise how exciting it can be to have a viewing take place and what feels like a long anticipated wait to receive feedback.
We aim to provide feedback within 24-48 hours of the appointment taking place, usually we will contact you the following morning to give you honest, constructive feedback and notes will be written on your file to refer back to at a later date.
Accepting an Offer
As soon as we receive the exciting news that a buyer would like to make an offer on your property, we promptly contact you to provide you with the fantastic news!
At the time of taking the offer, we also find out the buyer’s financial status and look into their chain which will include speaking with the other agents to confirm further details, if applicable. If they are purchasing with cash, we request proof of cash funds, if they are purchasing with a mortgage, we obtain confirmation they have an application approved in principle (AIP).
Our skilled sales team will negotiate on your behalf to ensure we have secured you the best offer and strongest chain. We will always give you our honest advice as we want the very best for you.
All offers will be confirmed in writing to all parties.
Sold STC / Sales Progression
If you have not already chosen and appointed a solicitor, now is the time to do so.
We work alongside various, highly regarded firms who we can recommend to you, they offer very competitive rates but most importantly, a fantastic and efficient service.
It is really important you choose the right solicitor, rather than the cheapest solicitor. Choosing the wrong company can cause delays and you could be at risk of losing your buyer – we have seen it happen many times over the years.
Once appointed, the solicitors will then write to all parties concerned and the conveyancing process will begin. The journey from start to finish can be between 6-16 weeks but this all depends on how efficient all parties are with their paperwork, the local authorities as well as the solicitors who are acting, not to mention the rest of the chain.
We work tirelessly to ensure you reach the finish line as quickly as possible and we have a dedicated Sales Progression team who are here to help you every step of the way. They will be in touch with regular updates after speaking to the chain and solicitors to ensure you are kept informed.
Exchange of Contracts
Now that all of the conveyancing process has been finalised and a moving date has been agreed by the whole chain and everyone has confirmed they are able to get removals, your solicitor will be in a position to organise Exchange of Contracts.
Your Buyer is required to place a deposit as part of the Exchange, the figure is usually 10% of the purchase price but this is not set in stone. Usually there are 7 days between Exchange and Completion which can be longer or shorter providing the rest of the chain agrees.
Once Contracts are Exchanged, the transaction becomes legally binding.
We have lots of removal companies we can recommend to you, who offer excellent service and wonderful rates – they can help you move in or out of the area and can provide all the box’s bubble wrap etc.
Today is the day you complete your sale! Congratulations!
Your solicitor will ensure all outstanding monies are received before they advise that Completion has taken place, you will be required to leave your property and hand over all keys to your Buyer or ourselves.
Unfortunately, every Completion time is different, it often depends on how large the chain is but we are not provided with a time, we will receive a notification from the solicitors when the money reaches their account; around midday and we will call you immediately along with your Buyers.
