    Please see below a list of our Tenancy Fees for an Assured Shorthold Tenancy (AST), if you have any questions or would like to discuss letting a property, please contact us. Our team would be delighted to hear from you.

    Client Money Protection

    We are proud to be a member of Client Money Protection (CMP) which means Landlords and Tenants monies such as rent and deposits are always protected in our designated ring fenced account.

    As part of our membership, an annual check is undertaken to ensure we are fully compliant and provide our clients with the highest levels of protection.

    ARLA / NAEA Propertymark

    We are also very proud to be members of ARLA Propertymark which means our team has undergone training and passed exams to exceed industry standards and our level of knowledge and care is higher than the law demands.

    Tenant Fees

    Holding Deposit (per tenancy)

    One week’s rent.

    This is to reserve a property.
    Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a Right To-Rent check, provides materially significant false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other mutually agreed deadline in writing).

    Security Deposit (per tenancy. Rent under £50,000 per year)

    Five weeks’ rent.

    This covers damages or defaults on the part of the tenant during the tenancy.

    Security Deposit (per tenancy. Rent of £50,000 or over per year)

    Six weeks’ rent.

    This covers damages or defaults on the part of the tenant during the tenancy.

    Unpaid Rent

    Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid, to pursue non-payment of rent.

    Please Note: This will not be levied until the rent is more than 14 days in arrears.

    Lost Key(s) or other Security Device(s)

    Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s).

    If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for all parties will be charged.
    If extra costs are incurred, there will be a charge of £15 per hour (inc. VAT) for time spent replacing lost key(s) or devices.

    Variation of Contract (Tenant’s Request)

    £50 (inc. VAT) per agreed variation.

    To cover the costs associated with taking the landlord’s instructions and the preparation and execution of new legal documents.

    Change of Sharer (Tenant’s Request)

    £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

    Covers landlord’s instructions, new tenant referencing, Right-to-Rent checks, deposit registration, and preparation and execution of new legal documents.

    Early Termination (Tenant’s Request)

    These costs will be no more than the maximum amount of rent outstanding on the tenancy.

    If the tenant wishes to leave their contract early, they are liable for the landlord’s costs in re-letting the property and rent due until the start of the replacement tenancy.
